Roseville is really several housing markets at once, and the right approach depends on which one you're in. The older neighborhoods near downtown date to the 1950s through 1970s. Highland Reserve and Woodcreek came out of the 1990s and 2000s master-planned era. West Park and Fiddyment Farm are newer still.
In the older sections we're usually dealing with original or once-remodeled bathrooms where the shower pan has reached the end of its life. In the master-planned neighborhoods the tile is newer but often builder-grade — thin-set over minimal prep, with waterproofing that met code at the time and not much more. Both fail, just on different timelines.
Sun City Roseville brings its own pattern. Single-story homes with original tub-shower combinations, where the request is usually a low-threshold or curbless walk-in shower. That's a waterproofing problem before it's a tile problem, because lowering a threshold means the pan and slope have to do more work, not less.
