Most of Rocklin's housing stock came out of the building booms of the 1980s through the 2000s, with Whitney Ranch and the newer developments on the north side arriving later. That means a lot of slab-on-grade tract homes now hitting the age where their original tile work needs attention.
Slab construction changes the diagnosis when tile fails. On a raised foundation, a flexing subfloor is the usual culprit. On a slab, it's more often a crack or movement in the concrete telegraphing up through the tile, or thin-set that never fully bonded. Those need different fixes, and an uncoupling membrane is often part of the answer.
The other pattern we see in Rocklin is first-generation remodels — homes where the builder-grade finishes were updated once in the 2000s, and that update is now itself failing. Tiling over existing tile was common then, and it hides whatever was wrong underneath.

A crack that follows a line across the room usually means movement in the slab underneath telegraphing through the tile. Replacing the tile alone will reproduce the crack. The fix is an uncoupling or crack-isolation membrane between the slab and the new tile.
Sometimes, but we're cautious about it. Tiling over existing tile only works if what's underneath is fully bonded, flat, and sound. If it isn't, you inherit the original problem plus added height at thresholds. We check before recommending it.
Mainly in age. Whitney Ranch homes are newer, so failures there tend to be workmanship or waterproofing shortcuts rather than wear. Older Rocklin tract homes from the 1980s and 1990s are more often at the end of their original tile's service life.
