El Dorado Hills has a newer housing stock than most of the areas we serve. The bulk of it went up from the 1990s onward, with Serrano and the surrounding master-planned neighborhoods driving much of that growth, plus custom homes on the hillside lots above Town Center.
Newer doesn't mean immune. Homes built in the late 1990s and 2000s are now at the age where original showers start failing, and in production-built neighborhoods the failure is usually at the pan or the membrane rather than the tile. A shower that met code in 2001 was often built to the minimum that code allowed.

Yes. Steam showers need a fully sealed vapor barrier and a sloped ceiling, which is more demanding than a standard shower. Benches, niches, and curbs all need their waterproofing detailed correctly — those junctions are where most custom showers eventually fail.
It works well when the substrate is prepared for it. Large-format tile is unforgiving of any dip or high spot, so the floor or wall has to be flattened first. Skipping that step causes lippage and hollow spots that show up immediately.
