Folsom spans a wider range of build eras than most cities its size. There's the historic district near Sutter Street with genuinely old housing stock, the large 1990s and 2000s developments in Empire Ranch and Broadstone, and the newer construction south of Highway 50.
Each brings a different problem. The historic homes have original assemblies well past their service life. The 1990s and 2000s tract homes are now old enough that their builder-grade showers are failing — typically at the pan, or where a fiberglass surround was replaced with tile without upgrading the waterproofing behind it.
The newer homes south of the highway are mostly upgrade work rather than repair: owners replacing builder-standard tile with something better, often at the same time as a broader kitchen or bathroom remodel.
If something in your home has already failed, our failed tile and shower repair page covers how we assess it. For new work, start with bathroom remodeling or flooring installation.
Twenty-plus years is a normal service life for a builder-grade shower. If the pan was the minimum compliant option and the waterproofing was a thin coating over standard backer board, leaks around the base are expected by now rather than surprising.
Yes. Older Folsom homes need more prep — out-of-plumb walls, settled floors, and original substrates that don't match modern assumptions. We plan for that rather than discovering it partway through, and we'll flag it in the estimate.
Yes, and it's usually the efficient way to do it. Sequencing tile with cabinetry and countertop work avoids doing demolition twice and keeps the transitions between surfaces properly planned rather than improvised at the end.
